Unlike other agents, after the valuer has visited, they won’t pester you to go to market but will leave you with the all information you need about your property and how to get in touch with us when YOU decide you are ready for us to sell your home.

Once the valuer has visited and you have decided you are ready to sell your property, give the office a ring or send an email to arrange for one of the team to meet you at the property to take photos, measurements and write the description (we call this a “book-on”).

If you want to come to market quickly or you are already on the market with another agent and don’t need a valuation, you can jump straight ahead to the book-on stage.

Unless you are informed to the contrary, Monopoly Buy Sell Rent will always endeavour to get the draft details delivered/sent to you for approval within 24 hours of us visiting so you can get on the market asap.

Once you receive the draft brochure, the timings fall back to you. As soon as we receive the necessary paperwork back (either emailed, hand delivered to the office, or in the post) your property will be on the market within minutes.

The Monopoly Buy Sell Rent team are here to support you at every stage of your sale. During a time some sellers find very stressful, the phone lines are open 7 days a week, 24 hours a day.

Monopoly Buy Sell Rent have a very experienced team (113 years experience in the Wrexham branch team) with immense knowledge of the buying and selling process. They have seen it all. No matter how obscure the issue, one of the team has almost certainly dealt with a similar situation before, so we can help find a solution.

Once your property has gone on the market, the intension is to get you viewings quickly. Some buyers contact Monopoly Buy Sell Rent within minutes, as they can set an alert on Rightmove for properties in your area.

Please remember, because the buyers can see everything about your property on the internet you won’t get lots of nosey viewers like you would have years ago. In general, viewings that take place are usually from genuinely interested buyers.

A lot of prospective buyers won’t ask to view until they have sold their own property, so there may be lots of buyers out there waiting and wanting to view. A number of them won’t contact Monopoly Buy Sell Rent until they are in a position to proceed.

The viewers will be contacted for feedback the following day by phone/email, and any comments will be passed onto you.

Hopefully, the viewer will want to make an offer which they do directly with Monopoly Buy Sell Rent and can do so 7 days a week. As soon as an offer is received, the office will attempt to contact you immediately to discuss.

All viewings and appointments are confirmed by text and email to all parties at the time of booking, with reminders sent on the morning of the appointment.

Once a sale is agreed, both the buyers and the vendors/sellers need to choose a solicitor (Monopoly Buy Sell Rent can help you with this). You need to let Monopoly Buy Sell Rent know asap, so the paperwork can be sent out to all parties to get the sale moving forward.

You also need to let your mortgage company or financial advisor know that you have found a property and have had your offer accepted. They can then arrange your valuation/survey as soon as possible and move forward towards getting your mortgage offer. The surveyor will contact Monopoly Buy Sell Rent to arrange the valuation and to check on the access details for your property.

A sale/purchase can take anything from 2 days to 16 weeks with an average sale taking 8-12 weeks. Monopoly Buy Sell Rent are here to assist at any point during those weeks. Monopoly Buy Sell Rent can also help you to find a mortgage advisor, solicitor or surveyor, if you need recommendations.

The most important thing you can do to progress your sale, is respond to your solicitors asap. They will ask you lots of questions about your property right at the beginning of the sale, with more again as the process progresses. The quicker you answer, the faster your solicitor can satisfy the buyers solicitor and move forward to the next stage.
